March 2025 Market Update
The Market Update You Never Asked For (But Here It Is Anyway)
Hey there, SW Washington! Let’s break down what’s been happening in our local real estate scene—minus the confusing terms and charts.
Whether you're just keeping tabs on the market or you're planning to make a move soon, this one's for you.
Here’s what stood out in March:
🔹 Home prices are still creeping up
The average sale price in our area hit $604,100—that’s up about 5% compared to March of last year. The median price (aka the middle price point of all homes sold) came in at $533,000, which is also slightly up from last year’s $527,600.
👉 Here’s what that means for you:
➡️ For sellers: Your place might be worth more than you think.

➡️ For buyers: Prices are rising slowly but surely. If you’re waiting for them to drop, you might be waiting a while. Now could be a great time to explore your options.
🔹 More homes are popping up for sale
March saw a big jump in new listings—36% more homes came on the market compared to February. That means more choices for buyers and a bit more competition for sellers.
👉 Here’s what that means for you:
➡️ Buyers: More homes = more options. Less pressure, more room to shop around.
➡️ Sellers: With more homes available, it’s extra important that yours stands out with solid pricing and great presentation.
🔹 Homes are selling faster
The average time it takes for a home to go from "For Sale" to "Under Contract" dropped to 64 days—that’s faster than last month’s 77 days.
👉 Here’s what that means for you:
➡️ Everyone: Things are picking up with the spring market. Homes are moving, but you’ve still got time to make smart decisions—whether you're buying or selling.
So, what’s the big picture?
The market feels steady. Prices are inching upward (not skyrocketing), more homes are hitting the market, and homes are selling a little quicker as we move into spring. It’s a solid time to get your game plan together.
