How We Sold It: A Battle Ground Story of Love, Loss, and Trust

By Dawn Beaudoin - April 16, 2025

Every now and then, a transaction comes along that reminds me exactly why I do what I do. This home sale in Battle Ground, WA wasn’t just about real estate—it was about stepping up for people I deeply care about during one of the hardest moments in their lives.

I had worked with this incredible family before—helping the daughter buy and sell a couple of homes and guiding her parents when they originally transitioned into assisted living. Years later, life took an unexpected turn. Unbeknownst to their daughter, her parents made the decision to purchase a brand-new one-level home and move out of assisted living. While the intention was rooted in independence, it came at a time when the mother was quietly dealing with dementia and the father became her full-time caregiver.

Then things changed quickly. The father was diagnosed with pancreatic cancer and sadly passed away not long after. That left the daughter in a heartbreaking position—she needed to get the newly built home back on the market quickly so her mom could return to assisted living. But more than that, she needed to make sure every dollar from that sale went toward the care her mom now urgently required.

Because the home was under a year old, we were able to work with the builder’s warranty and have their superintendent come in to address final touch-ups—treating it like a fresh new construction. It made a huge difference.

It was an emotional process, and it mattered deeply to me to get this right. I spent time carefully evaluating nearby new construction sales to make sure we priced the home competitively—but without leaving a single dollar on the table.

After a few weeks on the market, we had a strong buyer bring in a full-price offer. And we closed quickly.

There was a lot behind the scenes—a tough initial buyer who we ultimately walked away from. But we trusted the process, and not long after, the right offer came in. The one that felt aligned with what the family needed.

This family? They’re forever in my heart. I’ve since visited the mom in her new assisted living space, and seeing her at peace—settled, happy, and cared for—was the closure I didn’t know I needed.

This job is never just about the house. It’s about the people. The emotions. The stories behind every front door.
